Landlord Tenant Evictions Attorney

  2. I have an issue that I would like to go over with you regarding our rent. I have been renting from Solano Property Management for about 17 years. In 2017, I was disabled, and my girlfriend was unemployed. PG&E said that they could help us out with weatherization and minor repairs for the condo we were in. There were cracks in the ceilings, the attic wasn’t properly insulated needed weatherization. So I sent the paperwork to Solano Property for them to read and Kelly, our property management, signed the contract. PG & E came over and estimated what was needed to be done. They said it would be a $4k-$5k upgrade at no charge to us. Kelly, Solano Property Management, and I signed the paperwork agreeing to do the upgrade in Mar 2017. The work was done on 11/20/17. I was hoping that my PG&E would be lowered. I called Yolanda at Energy Saving Program and told her al the work was done and my PG&E bill was still high. She said that at least your rent didn’t go up. I told her that my rent went up and she said that it shouldn’t have. One of the conditions was that the property management will not raise the rent for 2 years and will not evict us because of my participation in this program. Yolanda sent me copies of all the contract on 3/16/17. Kelly from Solano Property Management signed her same and states that she can sign on behalf of the landlord in any decision. The work was completed but there is a page that Kelly writes “owner refuses to sign”. Yolanda called Kelly and advise her that she already signed the 1st contract page to start the job. They wouldn’t have done the work if Kelly didn’t agree to it, but she did. Yolanda told Kelly that the paperwork that was sent to her were her copies and that by you signing the 1st contract, Kelly agreed that she would not increase the rent or evict the tenant in participating in the program. We received an email from Kelly at Solano Property Management stating that we owe $1700.00 and that we can make installment payments. Towards the end of December 2019, we have a new property management person name Meri Mendoza. We wrote her of the issue we are having and she wrote us back stating “the PG&E form you provided unfortunately does not have anything to do with our rent increases and/or getting any discounts on your rent.” We have requested numerous times asking for a rent ledger from 1/1/17-12/31/19. We noticed that after Nov 2017, that our rent increased by $100 for 17 months which was a total of $1700.00. We received a notice to pay rent on 4/18/20 from Meri stating we need to pay our balance of $1700.00 or we will be evicted. We tried to show them the documents we provided saying that they will not raise rent and evict. Solano Property Management keeps on ignoring it. We will provide you all the documents that we have to show you what our issue is. Is it possible that we can get a free consultation? Please advise after you review the paperwork.
